Reviewing a Move-In
Once a resident has been placed on notice, or after the eviction process has started, you can move the resident out of your property using Entrata. If a move-out checklist is enabled for your property, you can't move a resident out until the required checklist items are complete.
- In Entrata, go to Residents >> All Residents.
- Select the resident on notice that you'd like to move out.
- If you have a move-out checklist enabled for your property, click Start MO Checklist in the Resident Profile. If your property does not have a move-out checklist enabled, skip to Step 5 of this article.
- In the Start MO Checklist screen, complete the items in the move-out checklist.
If you use ResidentPortal, many items can be completed there by the resident.
Completing the Move-Out Checklist
- Perform the required action (depending on how the checklist item was set up) by clicking the appropriate button in-line with the checklist item. You can click Mark Complete if the action was performed already.
If completing the checklist item requires action to be taken in Entrata, clicking the button opens a new window where you can complete the item.
If completing the checklist item requires action to be taken outside of Entrata (such as collecting keys), you only need to mark the item as complete indicating that the action has been completed on site. - If new information has been entered, you can review that information after it was entered by clicking the information icon in-line with the checklist item. A pop-up appears with the completed information.
You can undo a checklist item by clicking Undo in the pop-up that appears.
- Once all required checklist items are accounted for, or if your property doesn't have a move-out checklist enabled, click Perform Move-out.
If the required checklist items haven't been completed, you can't click the Perform Move-out button.
If there is no move-out checklist, this button is located in the top-right corner of the Resident Profile.
- In the Perform Move-out window, ensure that all the information is correct; finalize any charges, credits, or make ready orders; and create work orders as needed.
Reviewing Move-Out Details
Make sure that all details for the move-out are correct, and add additional items if needed.- Update the Move-out Reason, Move-out Date, Notice Date, and Unit Availability Date as needed from their respective drop-down menus.
- If you don't want the system to continue scheduled charges after the resident is moved out, toggle End Continuing Scheduled Charges to Yes.
- If you'd like to post accelerated rent charges to the resident's ledger, toggle Post Accelerated Rent to Yes.
If you want the accelerated rent date end to be a date other than the end of the lease, toggle Override Accelerated Rent Date End to Yes and enter an Accelerated Rent End Date in the field that appears.
- Fill out or update the Refund Details and Forwarding Address for the resident moving out.
- If your property requires a make ready to be created at move-out, you see a make ready available under the Create Make Ready section. Adjust as needed.
Remove the make ready if it is not needed by clicking the delete icon in-line with the make ready.
- Click Add a Work Order in the Create Work Orders section to add any additional work orders to the move-out.
- Click Add a Charge in the Post Additional Charges section to add any charges for the move-out.
- Click Add a Credit in the Post Additional Credits section to add any credits for the move-out.
- Once finished, click Perform Move Out to complete the resident's move out. The resident's status changes to Past.
